What Affects the Lifespan of Tile Roofs?
Environmental Factors
Wind: Arizona is prone to strong winds, which can damage tiles if they are not properly secured.
Hail: Hailstorms can cause significant damage to tile roofs, especially if the tiles are thin or brittle.
UV Radiation: Exposure to the sun’s UV rays can cause tiles to fade and deteriorate over time.
Roofing Underlayment
The actual roofing material can last approximately 200-300 years, but what actually expires is the underlayment underneath. G40 asphalt paper is most commonly used in concrete tile roofing, and that will only last close to 20 – 25 years. They used to use modified bitumen for clay tiles because it was more durable and it was 90 pounds of paper rather than 40. However, this still expires in about 20-25 years.
So what it really comes down to is the fact that clay, slate, or concrete tile is used to protect the roofing underlayment from the UV rays and other harsh elements. When we do a concrete roofing system, we dry, detach, and reset. When we do this, we are typically stacking the roofing tiles on the roof and tearing off the old underlayment underneath. Then we will put down new underlayment, new batten, and new flashings. We then stack the tile back in place and reuse them. That is what we do 90% of the time.
So what really expires is your roofing underlayment because it is made of asphalt. Asphalt is made of oil and through the contraction/expansion of the underlayment, the underlayment starts to shrink, curl, and tear.
