For Shingle roofs: Damage is more visible to the eye. Shingle roofs are more variable in their lifespan depending on weather and general wear and tear. Current warranties can now last up to 50 years for most materials.

For Tile roofs: If your tile roof is more than 20 years old there is a good chance it is ready to be replaced, and you should have it inspected by a licensed roofing contractor.
